Hop Kiln Cart Barn is an 18th-century former farm building and stables on the Brockhampton estate, renovated to create a two-storey cottage that’s full of character. The downstairs rooms feature the original stable partitions, feeding troughs, varied levels and cobbled stone floor. The bedrooms are upstairs.

Hop Kiln Cart Barn sits next to Hop Kiln Farmhouse (sleeps 10), Hop Kiln Mews (sleeps two) and Kiln Barn (sleeps two) in a cluster of farm buildings and hop kilns, with a distinctive conical roof. They share two gardens - these are the front lawn and the rear padock.

As well a moated manor house depicting life through the ages, Brockhampton has walking trails taking in sweeping views, old and new orchards, natural woodland and Grade II-listed parkland. There are miles of footpaths to explore.

There is an enclosed, grassed area in front of the cottage, shared with the other cottages, and a paddock at the back.

Heating: The cottage is heated by air source heat pump. There is a woodburner in the sitting room.

Parking and EV charging: There is parking for two cars in the shared parking area. There are three shared use, chargeable electric vehicle charging points. The charging is operated by Pod Point Network.

Please note: The ground floor is cobbled and uneven throughout and the stairs to the first floor are twisting. This cottage is not suitable for children under 3 years old.

There is a working farm around the property, with livestock in the fields surrounding the cottage.

There are likely to be service and delivery vehicles entering the yard in front of all the properties at Hop Kiln Farmhouse and Barns to collect or deliver items to the laundry store, bin store and log store.

Offers: Guests will benefit from a late Sunday checkout of 4pm at this cottage.

There are six holiday cottages at the Brockhampton estate. Four old farm buildings are next to each other and can host groups of up to 18 guests: Hop Kiln Farmhouse (sleeps 10), Hop Kiln Cart Barn (sleeps four), Hop Kiln Mews (sleeps two) and Kiln Barn (sleeps two). Elsewhere, Old Mill Cottage (sleeps three) is a secluded cottage to the west of Brockhampton, and Old Linceter (sleeps five) is a traditional stone cottage, further to the north.
